NOTICE IS HEREBY GIVEN that the Sheriff of Josephine County, Oregon will offer for sale to the highest bidder the county real property described and listed below.

TIME AND DATE OF SALE: BID OPENING:        9:00 AM, Wednesday, December 2, 2020

PLACE OF SALE:   No Public Admittance - Staff Only
                                   Public Broadcast via Josephine County YouTube Channel

BIDDING PROCEDURE:  Bids must be submitted on county bid forms, printed from the Property Management page of the County website: https://www.co.josephine.or.us, or available in person at the Board of County Commissioners' office, or mailed upon request.  SEALED BID FORMS must be received by the County no later than 4:00 PM on Tuesday, December 1, 2020. Bids received after that time will not be considered.

JURISDICTION AND LEGAL AUTHORITY:          ORS 275.110-275.160; ORS 275.330

TERMS OF SALE:  This is a sealed bid auction. Property is sold “as is”. All sales will be made to the highest and best bidder for not less than the minimum bid price. Properties sold for less than $20,000 will be for cash or cash equivalents only, with a required deposit of 20% of minimum bid price. Properties sold for $20,000 or more may be purchased for cash or under a land sale contract, with terms as follows: Cash down at time of sale, 20% of minimum bid price; balance payable in equal monthly installments: $20,000 to $40,000 purchase price is a 3 year term; $40,001 to $60,000 purchase price is a 4 year term; $60,001 and greater is a 5 year term, from date of sale; interest rate is 9% per annum. Josephine County does not furnish a survey or provide title insurance in any form. Conveyance shall be by quitclaim deed.
